Free property management software, with no time limit
One property is free for as long as you rent it: tenants and leases, meter readings, invoices and reminders, or guests from Airbnb and Booking.com. There is no card to enter and no trial to run out. You start paying only when you add more properties.
What the free plan includes
What you get with one property, and the limit where there is one.
Tenants and leases
Up to 2 tenants and 2 tenancies. Leases are signed in the browser and the signature binds to the exact text. See tenancy e-signing.
Meter readings and invoices
Tenants send readings by link or photo, AI reads the number, and the invoice is calculated from readings and tariffs, with VAT where you charge it and a PDF. See meter readings and rental invoicing.
Reminders and the tenant portal
Payment reminders go out on their own, within 20 emails a month, and stop when the invoice is paid. Tenants see their invoices and report problems from their phone, with no app to install. See the tenant portal.
Airbnb and Booking.com
Calendars sync through each channel's calendar link, with a double-booking alert and a cleaning plan. See short-term rentals.
AI import and the assistant
Existing data comes in from Excel, CSV, PDF or a photo, and you review it before anything is saved. The plan includes 30 AI credits a month. See AI import.
What it does not include
Smart‑ID and Mobile‑ID signing, accounting connections and the website API are on the Business plan. Files are limited to 100 MB and the inventory to 10 items.
When you outgrow it
Up to 3 properties cost €5 a month for the first 3 months, then €10. Everything you entered stays where it is, so there is nothing to move. Every plan is on the AxiRent pricing page.

Is there free property management software for landlords?
Yes. AxiRent is free for one property, with no card and no time limit: leases, meter readings, invoices, reminders, a tenant portal and the Airbnb or Booking.com calendar.
Is it free for good, or a trial?
For good. The Free plan does not expire, and there is no trial period to run out.
Do I need a card to start?
No. You sign up with an email address and start with your property.

What happens when I add a second property?
You choose a paid plan, and what you already entered stays as it is. Nothing is charged until you choose.
