Europe

Property management software for landlords in Europe

Most rental software is written for one market, usually the US or the UK. Renting in the EU asks for other things: utilities billed from meter readings, VAT invoices in your own number series, data kept in the EU and tenants who write in other languages. Here are eight to check, and how AxiRent does each.

What software must handle in Europe

Each point: what to check when you choose, and where it is in AxiRent.

Utilities billed from meter readings

Where the landlord passes water, electricity and gas on to the tenant, the bill starts with a reading. Tenants send readings by link or photo, AI reads the number, and the invoice is calculated from the readings and your tariffs. See meter readings.

VAT invoices in your own series

EU invoicing rules ask for a sequential number in one or more series. AxiRent numbers invoices in your own series, adds VAT where you charge it and makes a PDF of each, for one property or the whole month in one run. See utility invoicing.

Long and short-term in one account

Airbnb, Booking.com and Beds24 calendars beside long-term tenancies, with double-booking alerts and a cleaning plan, and every property can be rented either way. See long and short-term rental software.

Tenants who write in another language

Each person picks English or Lithuanian, and messages with tenants and guests are translated into each one's own language both ways.

Data kept in the EU

The database is in the European Union, in Frankfurt. Each person sees only what their role allows, and sign-in can be protected with two-factor authentication.

Payments and the bank statement

Tenants pay by card through Stripe or by bank link through Paysera or Montonio, and payments, part payments included, are matched from your bank statement (CAMT.053).

Leases signed without paper

Leases are signed in the browser, and on the Business plan with Smart‑ID or Mobile‑ID through Dokobit. The signature binds to the exact text. See tenancy e-signing.

Prices in euros, one property free

From €5 a month for the first 3 months, then €10, with one property free, no card and no time limit. Moving off Excel is an AI import you review before anything is saved. See pricing and AI import.

Questions about software for Europe

Which property management software works across Europe?

Software that bills utilities from meter readings, numbers VAT invoices in your own series, keeps data in the EU and talks to tenants in their language. AxiRent does this in one system for long-term tenants and short-term guests alike, in English or Lithuanian.

Which property management software suits a small landlord in Europe?

One priced by the number of properties, with a free start, that takes over the monthly work done by hand: meter readings, invoices with VAT, reminders and leases. AxiRent: one property free, with no card and no time limit, two or three for €10 a month on Starter, and AI import, photo meter readings and the assistant on every plan. Every plan is on the AxiRent pricing page.

Can I use AxiRent outside Lithuania?

Yes. Readings, invoices with VAT, reminders, leases, the tenant portal and the Airbnb or Booking.com calendar work wherever your properties are. One thing to check first: if your country requires invoices to pass through a national e-invoicing system, such as Italy's SDI or Poland's KSeF, AxiRent does not send to those systems.

Which languages does it speak?

The system is in English and Lithuanian, and each person picks their own. Messages with tenants and guests are translated into each one's language both ways.

Where is the data kept?

In the EU, in Frankfurt. Sign-in can use two-factor authentication.

What does it cost?

One property is free, with no card and no time limit. More properties start at €5 a month for the first 3 months, then €10. Every plan is on the AxiRent pricing page.
