Long and short-term rentals

Long and short-term rental management in one system

One property management system (PMS) for a mixed portfolio: tenants with leases and guests from Airbnb or Booking.com in one calendar and one ledger, with reports that show each kind of renting on its own and together.

Long-term rentals

The tenancy is signed in the browser, readings arrive by photo, invoices and reminders go out on their own, and on the anniversary the rent is reviewed and the tenancy renewed.

Signed in the browser, settled against the report

The tenant signs in the browser, with no account and no printer. With Dokobit, also by Smart-ID, Mobile-ID or ID card. Photos, readings and both signatures in the report, and the deposit settled line by line with a PDF for the tenant.

Readings from a photo, reminders until it is paid

The tenant photographs the meter, AI reads the number, and unusually high use is flagged before it reaches an invoice. Three human-toned reminders follow an unpaid invoice and stop as soon as it is paid.

Invoices that issue themselves, rent that keeps up

On the day of the month you choose: rent, utilities at your tariffs, VAT and a PDF, in your own numbering. A yearly rent review by CPI or a set percentage, and the tenancy renewed in one press or by itself.

Short-term rentals

One calendar, and no night sold twice

Airbnb, Booking.com and direct bookings come together in one calendar. The guest gets a door code, the cleaner gets the day's plan, and you see occupancy and profit.

Every channel in one calendar

Airbnb and Booking.com connect by calendar links, and direct bookings land in the same calendar. A booking on nights already taken is flagged at once. Short-term rentals on their own in the statistics: occupancy, income, costs and profit every month.

A door code and an answer for every guest

With a TTLock lock, a code is made for the stay only and sent to the guest the day before arrival. Every channel's guest messages land in one inbox, and AI drafts each answer from the booking and the property for you to send. The guest fills in the registration card, the guest register file for the authorities (E. turistas) is prepared, and arrival details go out in the guest's language.

Cleaning, invoices and the tourist tax

Every day's departures with their cleaner. The cleaner gets a link, no login, and marks the flat cleaned with a photo. Guest invoices are issued and go to your accounting program, and the nights the tourist tax needs are counted for you.

Your monthly routine

One month, five steps.

From a meter reading to your monthly overview. See how each step connects.

Features

Everything between the invoices

Tenancy dates, handovers, signatures, tradespeople and your team: every job has its place, and the dates remind you themselves.

  • Invoices that issue themselves

Pick a day of the month: on it the invoices are issued for every property, those without meters too, and sent at once if you like.

  • No forgotten tenancy dates

Renewal in one press or by itself, a yearly rent review by CPI or a set percentage, and the deposit settled with a PDF for the tenant.

  • Handover with QR

Start the handover report on your computer; your phone adds photos to the same session.

  • E-signing

The tenant signs in the browser, no account and no printer, included in the price. With Dokobit, also by Smart-ID, Mobile-ID or ID card.

  • Meters and Shelly

Tenants submit a reading or meter photo from their account. Connected Shelly devices can send readings automatically.

  • Tenant portal

The tenant gets a browser link: invoices, readings, faults. Nothing to install.

  • A link for the tradesperson

Send a fault to a tradesperson as a link. They see the address and whom to call, photograph the work and mark it solved, and you and the tenant are told.

  • Team and security

On the Business plan, an Administrator, an Accountant and Staff each see only their own sections. Sign-in can be protected with a code on your phone.

  • Income, costs and profit

Each property's income, costs and profit by month, short-term rentals on their own. A forecast up to 10 years and the annual report as a PDF.

Reviews

They switched and stayed.

Landlords from nine countries, in their own words, on what changed.

Skaitliukų rodmenys buvo mano kiekvieno mėnesio 27-oji. Dabar nuomininkai nufotografuoja, sistema nuskaito pati. Spalį pirmą kartą nieko neprašinėjau.

Moved 23 units out of three different spreadsheets over a weekend. The import even read the meter columns I'd formatted badly back in 2019.

paprasčiausiai veikia. sąskaitos išeina pirmą dieną, prisijungiu gal kartą per savaitę pažiūrėt ar viskas gerai
Tomas Urbonas 3 properties · Vilnius, Lithuania
My tenants send a photo of the meter and that's it. Nobody installs an app, nobody calls me on the 1st.
Anneke de Vries 6 properties · Utrecht, Netherlands
Perkėliau 17 butų iš Excel per du vakarus. Įmečiau failą, sutartys, rodmenys ir kainos susidėliojo pačios. Galvojau, kad kažkur meluoja. Nemeluoja.
Mindaugas Petrulis 17 properties · Kaunas, Lithuania
We run 47 units for owners across Munich. Month end used to be three days of copying numbers between files. Now it's one morning, and half of that is coffee.
Markus Weber 47 properties · Munich, Germany
The reminders are polite enough that tenants don't get offended and firm enough that they pay. Hard balance. They got it right.
Katarzyna Wójcik 9 properties · Kraków, Poland
I manage my parents' flats from another country. Rent lands, meters get read, I look at the numbers once a month.
honestly the first property software my accountant didn't complain about
Priit Kask 14 properties · Tallinn, Estonia
52 apartments, two of us in the office, one system. Set it up on a Sunday, first invoices went out Monday 8:00. Kept waiting for the catch. Still waiting.

The deposit log settled a dispute for me in one email. Dates, amounts, photos, everything was already there.

Questions about long and short-term renting

Which software manages both long-term and short-term rentals?

One that keeps a mixed portfolio in one place, and AxiRent is a PMS built for that: leases, meter readings, invoices with utilities and a tenant portal for long-term tenants, and Airbnb, Booking.com and Beds24 calendars with double-booking alerts for short-term guests, all in one account, one calendar and one ledger.

Can it replace separate tools for short-term, long-term and the books?

For most landlords and agencies, yes: guest bookings, tenancies, invoices and payments sit in one account. Payments, part payments included, are matched from your bank statement (CAMT.053, as Swedbank, SEB and Luminor give it) once you confirm, expenses are kept by property, and an agency pays each owner once a month for both kinds of renting, less its fee and the expenses, with a PDF statement. AxiRent is not accounting software: on the Business plan, invoices go to Rivile, Finvalda or B1.

Can the same property be rented short-term and long-term?

Yes. Every property can be long-term, short-term or both, so it can host guests in summer and a tenant for the rest of the year.

Can a tenant sublet my home on Airbnb?

Only with your written consent and that of the family living there, under the Civil Code's sublease rule (art. 6.595). The Code does not mention platforms, so settle it in the lease: see the guide to subletting and Airbnb in Lithuania.

Can it handle mid-term rentals of one to six months?

Yes. A stay of one to six months is a tenancy with an end date, run like any long-term rental: a fixed-term lease signed with Smart-ID or in the browser, the rent invoiced each month with the meter readings, and the deposit taken and settled at the end. On the calendar it is a bar with its end date, orange once it is ending soon. If the guest booked through Airbnb or Booking.com, the dates arrive with that channel's calendar like any other booking.

What does AxiRent do for short-term rentals?

It syncs Airbnb, Booking.com and Beds24 calendars, flags double bookings, sends door codes for TTLock locks and plans cleaning. In Lithuania it also prepares the guest registration file (E. turistas) and counts the tourist tax nights.

Can I move my data from another system or Excel?

Yes. AI import brings properties, tenants, leases and readings in from Excel, CSV, PDF or a photo, and you review everything before it is saved. See AI import.

How do I tell tenants from guests on the calendar?

A tenancy in force is a calm grey bar with its end date; one ending soon turns orange and counts the days. Guests are green, holds striped, inquiries dashed. Pressing a free day opens a booking or a tenancy, depending on how that property is rented.

Can I create a booking right on the calendar?

Yes. Drag across the free nights: a dashed outline shows the nights you are choosing before you let go, and letting go opens a new booking with the property and the dates in. All that is left is the guest.

Can I see the income from both kinds of renting together?

Yes. The overview shows income, expenses and profit for long-term, short-term or both together, compared with last month, and the statistics show occupancy and income by property.

What does it cost?

One property is free, with no card and no time limit. More properties start at €5 a month for the first 3 months, then €10. Every plan is on the AxiRent pricing page.

Do short-term and long-term properties cost differently?

No. Plans count properties, whichever way each is rented: one is free, two or three cost €10 a month, four to ten €29.

Do I need a channel manager for Airbnb and Booking.com?

No. Calendars sync through each channel's calendar link (iCal), which the channels refresh every few hours, and with Beds24 connected bookings come straight from there.

Both kinds of renting in one account

One property free, with no card and no time limit.
